Do home warranties cover pre-existing conditions in older homes?

Most home warranties do not cover known or visible pre-existing conditions. Some plans sold with a real estate transaction, including First American's, cover defects that a visual inspection or simple test could not detect. Liberty Home Guard's HVAC Guard covers pre-existing conditions on its standard coverage items. Review each contract's exclusions before you enroll.

What systems are most important to cover in homes over 20 years old?

For homes over 20 years old, prioritize coverage for HVAC systems, plumbing, electrical systems, and water heaters. These systems experience the most wear and are the most expensive to repair or replace. Additionally, consider coverage for major appliances like refrigerators and washing machines.

Are older appliances covered by home warranties?

Coverage varies by provider, and contracts differ on age limits and dollar caps. Liberty Home Guard plans are available regardless of the age of your appliances, and Total Home Guard covers the washer, dryer, refrigerator, dishwasher, and range or oven. Professional-series and luxury appliances are excluded unless you add that coverage. Confirm limits and exclusions with any provider.

How do I file a claim with a home warranty company?

Most providers offer 24/7 claims hotlines and online portals. When an issue arises, contact your warranty provider, describe the problem, and they will dispatch a qualified technician from their network. You'll pay the service call fee at the time of service.

Is a home warranty worth it for an older home?

It can be, when repair risk is high and a sudden bill would strain your budget. Compare the plan's yearly cost plus per-claim fees against the replacement cost of covered items such as a furnace, water heater, or refrigerator. Skip plans that exclude the aging items you worry about, and keep maintenance records, since some contracts limit coverage for poorly maintained systems.

Can you switch from American Home Shield to Liberty Home Guard mid-contract?

Yes. American Home Shield contracts are typically month-to-month or annual, and cancellation usually triggers a prorated refund minus an administrative fee and the cost of any claims already paid. Review your agreement's cancellation clause before switching, and time the change so your new Liberty Home Guard policy clears its waiting period before the old coverage lapses.

Is there a waiting period before home warranty coverage starts?

Most home warranty plans, including both providers here, apply a standard 30-day waiting period before you can file a claim. This prevents homeowners from buying coverage after a breakdown. Liberty Home Guard's Seller Listing Coverage is the notable exception, beginning at purchase with no waiting period. Plan your purchase at least a month before you anticipate needing service.

Do home warranties cover pre-existing conditions?

Usually not. Most contracts exclude any defect that existed before the coverage start date, whether or not you knew about it. American Home Shield is the exception among major providers, covering unknown pre-existing conditions as long as the failure was not detectable through visual inspection or simple testing. Known, documented problems remain excluded under both companies' agreements.

What happens if a repair costs more than the coverage cap?

You pay the difference. If your HVAC replacement costs $9,000 and your plan caps at $5,000, the warranty pays $5,000 and you cover the remaining $4,000 plus your service call fee. This is why cap schedules matter more than monthly price. Ask for the per-item limit table in the sample agreement before buying either plan.

Are home warranties worth it for newer homes?

Often no, at least initially. Appliances and systems in a home under five years old are typically still protected by manufacturer warranties and builder warranties, which duplicate home warranty coverage. The value case strengthens around years six through ten, as original manufacturer coverage expires but equipment has not yet reached end of life.

Do home warranties really help avoid renegotiation after inspections?

Often, yes, when the issues found are non-urgent. Frame the warranty as future protection rather than a fix for an existing problem, and be upfront about caps and service fees so expectations stay realistic.

How long does transfer take at closing, and is there a waiting period?

Usually it's quick if the steps are confirmed early. Check the seller's coverage end date, when buyer activation kicks in, and make sure documentation is handled during escrow rather than left for after closing.

Which systems most often drive claims after move-in?

HVAC, water heaters, plumbing fixtures and lines, and electrical panels are the usual suspects. Prioritize coverage caps and add-ons that match these systems.

Are warranties worth it for investors or remote landlords?

They can simplify coordination and budgeting across multiple properties, but investors should confirm wear-and-tear exclusions, service fees, and dispatch windows before assuming a warranty replaces a maintenance plan.

How should I set buyer expectations about exclusions and service fees?

Be clear that a home warranty is a service contract with caps and exclusions, not blanket coverage. Walk buyers through the claims process and typical timelines so there are no surprises the first time they file.

What about condos and HOAs?

Always confirm which systems are HOA-owned versus unit-owned before recommending a plan or specific add-ons. This is one of the most common gaps that trips up buyers after closing.
